Who runs this
LeaseSimple.ca is [operating entity, to be confirmed], an independent project based in British Columbia. Preparing a BC tenancy properly means pulling together the RTB-1 agreement, deposits, move-in records, and (later on) the right notices for either side, all from a lot of separate government pages, and a wrong step there tends to be expensive for whoever it happens to. This site's free guides and checklists, and the tenancy-builder tool at app.leasesimple.ca, both aim at that same problem: making the paperwork straightforward without cutting corners on what BC law actually requires.
How we verify official information
Every government link on this site points straight at gov.bc.ca or another named official source, never a summary standing in for the original. Every one of those government URLs lives in a single file in the codebase (src/data/urls.ts), and an automated check runs on every deployment that fails the build if a linked gov.bc.ca page isn't registered there. In practice that means a broken or swapped-out official link can't quietly ship: it's a build error, not a typo someone has to notice later.
How often we review it
BC's rules change on a schedule, so the content follows one:
- Every January, we update the maximum allowable rent increase percentage and the security deposit interest rate for the new year, across every guide, calculator, and language version that states them. Both are set annually by the province, and the deposit interest rate in particular has moved every year recently (0.95% in 2025, 0% in 2026).
- Every tax season, we review the federal and BC tax brackets used in the rental-income calculator against current published rates.
- Beyond the fixed calendar, we re-check a guide's underlying facts against the current Residential Tenancy Branch pages whenever a form or process changes (official forms do get revised; for example, one landlord-use notice moved to a government-portal-only process in 2025), rather than relying on what we remember from the last time we wrote it.
What this site is, and isn't
LeaseSimple.ca gives general information for landlords and tenants in British Columbia. It is not legal advice, and it is not affiliated with, endorsed by, or operated by the Government of British Columbia. For anything that turns on the exact legal requirements of your situation, the official Residential Tenancy Branchis the source that governs, not us.
How this site makes money
Tenants never pay for anything here. On the landlord side, building and downloading the unsigned RTB-1 through app.leasesimple.ca is free too; there's a one-time charge only when a landlord sends an agreement out for e-signing (see Pricing for the current amounts).
Separately, one item in the checklists' insurance section (Square One) is an affiliate link: it's the provider we'd point someone to regardless, and it also pays us a small commission if you buy through that specific link, at no extra cost to you. Every place that link appears on the site carries the same disclosure next to it, and the checklist always offers a plain, commission-free way to reach the same provider alongside it.
