公平筛选租客
使用书面申请表，核实推荐人，并取得租客同意后进行信用调查。筛选须符合卑诗省人权法（BC Human Rights Code）——您可以评估租客的还款能力，但不能以家庭状况、族裔或合法收入来源为由拒绝。

准备租约
卑诗省每份租约都必须是书面的，并包含《住宅租赁法》规定的标准条款。请使用官方表格（RTB-1），或加入候补名单，抢先体验引导式在线版本。
入住日前

购买房东保险
标准家庭保险通常不涵盖出租物业。房东（出租物业）保险可保障建筑本身、第三方责任及租金损失——同时要求租客提供其个人租客保险证明。

确认楼宇入住要求
如果单位位于共管物业（strata）：预订电梯、获取入住表格、确认入住费用，并核查保险及门锁／门禁卡规定——在租客搬入前一周将所有信息转交给对方。

测试烟雾报警器并进行安全检查
入住日前：测试烟雾及一氧化碳报警器，检查门锁与窗户插销，修复松动的扶手栏杆。将检查结果记入验房报告，五分钟的检查可有效避免日后的法律责任。
入住当天及之后

完成入住检查
与租客一起检查房屋，并用官方检查报告（RTB-27）记录房况。若省略此步骤，您可能失去从押金索赔的权利。

妥善保存已签署文件
在 21 天内把已签署的租约副本交给租客，并在整个租期内保留您自己的租约与检查报告副本。
